Cancellations

If you wish to cancel your reservation after we have received your initial payment, your cancellation must be in writing. We will make every effort to re-rent the Rental Property, but if we are unable to do so, the full rental amount, including taxes and all applicable fees, is due and payable. If we re-rent the Rental Property at your same rental rate all monies you’ve paid (less a $200.00 cancellation fee, Travel Insurance, late fees, credit/debit card fees, and all applicable taxes) will be returned only if and when full payment is received for the new reservation.

Check-In

Your vacation home will by ready after 5PM on arrival day. We appreciate your patience as we ready the property for occupancy.

Construction

New homes are constructed regularly in our area. There are no refunds or discounts given for construction occurring near or adjacent to the Rental Property. Dare County’s noise ordinance is enforceable from 11:00 pm to 7:00 am.

Errors and Omissions

We have made every effort to provide accurate information. However, we are not responsible for errors, omissions, equipment failure, or changes in rates or amenities.

Equipment and Appliances

Every effort is made to keep each property and its equipment in good working order. Please notify us of any difficulties you incur during your stay so repairs can be made. We will make every effort to eliminate any problems or have repairs made as soon as possible.

Family Groups and Age Requirements

We only rent to family groups with the leaseholder being a minimum of 25 years old. A family group is defined as immediate and extended family (parents, children, grandparents, and siblings). No fraternities, sororities, church, school, civic or other non-family groups are permitted.

Hurricane and Evacuations

Once Dare County has issued a Mandatory Evacuation, and it is in effect, you must evacuate your rental home immediately. Please pack and bring all personal belongings.

After the storm has passed, please check with Dare County Emergency Management or their Twitter feed. If everything is okay, we would like you to come back and enjoy the rest of your vacation!

Linens

Bed sheets will be supplied and beds will be prepared. A bath, hand, and face towel will be provided for each registered guest.

Lost & Found

We are not responsible for any item(s) left in a vacation home but will make every attempt to try and recover them. If you notice something missing, please let us know as soon as possible. Items found and not claimed within 30 days will be disposed of at the discretion of owner.

Occupancy

State and County health regulations require homes on septic systems be limited to two occupants per bedroom. We list the number and sizes of beds in rentals only to accommodate flexibility in sleeping arrangements and not to represent allowable occupancy.

Parking

Parking at our rentals should be limited to one car per bedroom, with a maximum of five cars. RVs are not permitted on the grounds of any unit at any time. Boats, boat trailers, equipment trailers, are counted as a vehicle, and must be parked in allocated spaces. No parking in undesignated areas, including lawns.

Payment Information

After making a reservation for a vacation rental, the Vacation Rental Agreement must be signed and returned with the first payment or the reservation will be automatically canceled. The remaining balance must be paid in full 30 days prior to arrival.  Failure to pay balance due within 30 days of check-in date will result in cancellation.

Pools & Hot Tubs

Private pools and hot tubs are serviced on turnover days and mid-week. Guests are prohibited from tampering with chemicals or equipment.  Certified technicians care for all hot tubs and pools.
